We are answering some of the most frequently asked questions by clients when they are planning to have a construction project.
1. HOW MUCH IS THE CONSTRUCTION COST?
ANSWER :
The cost of construction currently ranges from Php 20,000 to 35,000 per square meter of the total floor area
Please note that this is an aggressive estimate based on prevailing construction costs and should be used for budgetary or reference purposes only.
We always suggest doing the design of the house or building first before we can come up to the exact cost of the construction. The project cost may also vary based on different factors, such as :
Type of finish – Basic and standard finish cost less whereas high end and elegant finish will cost more.
Timetable – A rushed construction would typically require more manpower than regularly needed to meet the shortened construction timetable.
Lot location – If the location of your lot is lower than the road and would require back fill, it will also add to the cost.
Soil Condition – In multi-storey building projects, the type of soil in the lot is also an important factor that affects the project cost. This will be determined during the soil testing and structural design. A lot with low soil bearing capacity means the foundation should be made deeper which means additional cost to the project.
Most of the time, our clients will tell us their allocated budget so that we can customize a plan and house design that would meet their budget and ideal specifications.
We offer a complete all-in package for hassle-free house construction. Once you avail our design and build package, the design fees are refundable or deductible from the entire project cost. We will take care of everything for you from the design and planning phase, processing of permits, the construction phase, project management and supervision until the unit is turned over and ready for you to move in.
You don’t have to worry if budget is a concern, we are able to suggest alternative materials or offer options without sacrificing quality. Just tell us your budget and we will work on it.
2. WHAT IS YOUR TERMS OF PAYMENT?
ANSWER :
For a regular 2 to 3 storey residence, we will ask a small fee, around 2% of the estimated project cost. This fee will be refundable to the client or will be credited as payment when construction has begun. Thus making our design for FREE.
Before construction, we ask 30% downpayment and the balance is payable thru monthly progress billing.
3. WHY SHOULD I GET A CONTRACTOR IF I CAN HIRE PEOPLE OR A FOREMAN ?
ANSWER :
Most clients think that they can save money if they hire the workers by themselves.
It may seem like that at first because they are not paying a significant amount for the downpayment that most construction companies require. But in reality, they will end up spending almost the same amount or worse much more because of repairs to the defects that may arise and also from unproductive workers that are not being supervised.
A foreman and construction workers can build you a house but without the proper supervision of an engineer or a professional, the quality of work will be compromised.
The important thing that you also have to consider is the warranty and after-sales service. We have heard many stories about freelance Engineers or Foreman disappearing after getting the down payment and doing mobilization. In some cases, after the house is finished, the Foreman cannot be contacted anymore to fix defects in workmanship.
In house construction, we are talking about investing your savings which might have taken you a lifetime to build. Therefore you have to ensure that the house you will have in the end is not only beautiful but structurally safe and sound and something that will last for a long time for you and your family.

4. CAN I SAVE MONEY IF I PROVIDE THE MATERIALS AND JUST HIRE FOR LABOR AND SUPERVISION?
ANSWER :
NOT REALLY.
Maybe you’re thinking contractors are doing business and we make profit from the materials we provide. The truth is, we make profits from the discounts that we get from our partner suppliers. Since we have business relationships to different suppliers of construction materials, we are able to purchase them at a lower cost.
If you’ll be the one to provide the materials for the project, it’s okay but we’ll not be able to provide a warranty on those materials. In the end, you will spend most of your time coordinating the needed materials with us and purchasing it yourself while spending almost the same amount.
5. CAN WE HIRE YOU JUST TO SUPERVISE MY PROJECT
ANSWER :
YES!
We also provide project management and supervision services. We may charge a fixed amount per visit or a certain percentage from the direct project cost. This will depend on the complexity of the project and the scope of supervision that we will do.
The advantage of having a professional to manage and supervise your construction project is that you can make sure it will be constructed according to plans with proper workmanship and it will be finished within your allocated budget.
For our project management services, we will visit your project site from time to time, do quality checks on the works of your contractor to see if it’s done properly according to plans and within standards. We can also check the progress billing of the contractor if the amount being charged to you is correct and corresponds to the actual percentage of the work being done on-site.
